Review Preliminary HUD-1 Settlement Statement

A day or two before closing (sometimes sooner), the closing attorney will send us a preliminary settlement statement (also referred to as a HUD-1).  This will be the accounting of all of the charges and prorations that are taking place between you and the seller.  You will check these numbers with your lenders numbers and we will go through it with you to make sure there are no errors.  Here you will find the dollar amount that you will have to bring to closing to cover your down payment and any additional closing costs.  That number is the one you need to take to your bank in order to arrange a wire of the funds to the closing attorney’s escrow account so that it is there for the day of closing.
